We’ve relaunched Property Plus to give brokers and landlords more options

Last week (11 June 2026), we’ve relaunched our enhanced Property Plus proposition, designed to help brokers secure funding for landlords investing in specialist property types, now with a lower valuation cost.

At Foundation, we know that many properties fall outside standard lending criteria. That’s why Property Plus supports cases such as flats above or adjacent to commercial premises, as well as investor-led properties. These property types can offer landlords attractive rental yields and portfolio diversification opportunities but can often prove more difficult to finance through mainstream lending routes. 

Alongside Property Plus, our Short Term Let Plus products also benefits from the enhancements and will be particularly valuable for landlords operating in the growing short-term let market, where property characteristics or location can sometimes create additional challenges when securing finance despite strong demand and investment potential. 

The refreshed Property Plus product range includes: 

  • S2 2-year fixed at 6.39%, 75% LTV with a 2% fee  

  • S2 5-year fixed at 6.49%, 75% LTV with a 2% fee  

  • New S2 5-year fixed Limited Edition at 6.59%, 75% LTV with a 1% fee, free valuation and no application fee 

We believe our Limited-Edition product will be particularly attractive to landlord borrowers, combining a lower fee structure with both a free valuation and no application fee, helping to reduce the overall cost of securing finance and leaving more capital available for investment purposes. 

The proposition has been reintroduced following work with valuation partners Connells and e.surv, alongside our Credit Risk team, both to reduce costs for landlords and to give more certainty around valuations on the more specialist property types that can be considered through Property Plus.
